The redevelopment area is approximately 60 acres in size and has a build-out of 640,000 square feet of commercial space. The property is situated within the sewer service area of the Little Egg Harbor MUA and, additionally, is within the more favorable Planning Area 2 of the State Plan which permits an impervious coverage of 30%.
The area was pre-platted in 1913 for residential development but has not been developed since that time. Development has been hindered because the properties generally are small lots in separate ownership situated along unimproved "paper streets." The Township is in the process of acquiring several lots that are privately owned and will aggregate them with publicly owned properties to create a single commercially developable parcel.
The Township Committee anticipates that a Request for Proposal will be advertised in August or September.
